How far would you go on this update? What do you recommend?
Comments (17)$30k is an insane cost for a bathroom so small. Even paying a contractor to do the work with modest finishes, but good quality, will run between $8k and $12k. Especially if the fixtures stay in the same location and only get exchanged for new. An architect is always a good investment. An architect will help you with design ideas, can curate material, fixture and finish choices based on your tastes and can oversee the work being done by the contractor to ensure that everything is done properly, up to code, and according to design. The average homeowner is not equipped to adequately oversee a contractor's work. I've had so many clients come to me after a botched renovation because they didn't understand the contractor was taking short cuts and it cost them thousands more to fix. All time and money that would have been saved had they had a professional licensed architect working for them and protecting their interests. Classic Comfort, de nada. You're very welcome. I'll send you a private message here shortly. Thank you....See MoreHow would you update this modest colonial ranch exterior
Comments (30)oh, melle..you know they now show me listings in your area, lol? probably because of these two you shared once..as an examples of what you like/dislike.. but since i didn't know your neighbourhood of preference, etc..In short I just looked at them the kitchen does look like a garage! I like the fire red, very bold of them; but layout is not easy. no countertop around the stove makes it really challenging lots of work, or so I envision bathrooms too..although it might be photos distort the places. Bathrooms are hard to shoot too they're smaller. possibilities will reveal themselves to you when there Iike the living, the backyard(possibilities!) , and the house overall is nice. I do think brick has nothing to do there. But I'd go there and feel it you know? It can be 15 things that you dislike and one you love, and that one will overweight other 15.. ah. don't mind their decor. just kinda wipe it when looking..in your mind. interesting bedroom with that step.....See MoreHelp! I need advice on Family Room Paint/Fireplace/Wall
Comments (24)@BeverlyFLADeziner I am liking that! Any suggestions on a blue paint color? Thoughts on if this rug could be placed in the room? (Pic of our current family room) or too much blue? https://www.potterybarn.com/m/products/bosworth-tufted-wool-rug-blue/?cm_cat=Google&sku=9076063&catalogId=84&cm_ite=9076063&gclid=EAIaIQobChMI0cX79KG96AIVOv_jBx1m0gEnEAQYASABEgLD-_D_BwE&cm_ven=PLA&cm_pla=Rugs > Patterned Rugs Any chance you could make fireplace maple again but keep everything else blue? I like the idea of keeping that to tie in to kitchen. Thank you!!...See More1973 Split Level - How would you update it?
Comments (13)Wow! Thank you, everyone, for taking the time to send me the great suggestions. - I checked out the Sherwin Williams visualizer and have been playing on it all day. I haven't managed to find a winning colour yet but I'm playing with the suggestions of a white, with black trim on the windows, black hardware, and cedar accents/door. - Thinking about it now, I think you're totally right, the Tudor trim has go to go. - We love the sage idea. Also playing with that, with lots of cedar. - You're right - the big shrubs have gotta go, too. But really struggling to figure out the landscaping. There are some houses in our area that are the same. They don't have the big landscaping or railing and they look barren. Maybe, as you say, add a big wide walkway (perhaps with a warm tone like brick?) - The budget is limited. Around 30k CAD but we want to add a gas fireplace insert in the living room, replace the floors with laminate, add built-ins and reface the fireplace, paint the kitchen cabinets and SOMEDAY replace the countertops.....the money we have will not go as far as half of that...oh, and replace all of the furniture (probably just IKEA stuff for now). - I love square, modern houses, but realize this is not that, and we will need to stay in the style of whatever this is....what is this??? (An attempt at craftsman?) Here are some pictures of stuff I like, and of the realities (you'll have no trouble identifying the realities! I know, it's awful...lol...I didn't want to spend any money on it until now. Nothing is 'our style' AT ALL, it was just stuff that came our way cheap and the kids and pets could ruin without us caring. The blue wall was an experiment gone wrong and the intention had been to paint the other walls white.) - my hope is to find floors like this house (that I looove)COREtec floors (in Calypso Oak)https://halfwaywholeistic.com/2020/01/13/a-review-of-2019-and-the-project-list-for-2020/?mc_cid=883a3c5691&mc_eid=d2789ebb79&epik=dj0yJnU9ZXoyS3Nfbk4wUHp3MUpfeTdOWlNFZFk3RWFNU1l2b00mcD0wJm49M2plQzNoNjlOUGk1NE5CT0tUenQ5dyZ0PUFBQUFBR0FWam80 ):...See MoreJ Mig
