recommendations for replacing/updating track lights
Comments (3)The way I would approach the issue would be to figure out how much light is currently being produced (in terms of lumens) and if more light is needed. Next would be the style followed by cost considerations. Suspended tube lighting, a number of small retrofit cans (4"), cove or perimeter lighting could be considered....See MoreHow far would you go on this update? What do you recommend?
Comments (17)$30k is an insane cost for a bathroom so small. Even paying a contractor to do the work with modest finishes, but good quality, will run between $8k and $12k. Especially if the fixtures stay in the same location and only get exchanged for new. An architect is always a good investment. An architect will help you with design ideas, can curate material, fixture and finish choices based on your tastes and can oversee the work being done by the contractor to ensure that everything is done properly, up to code, and according to design. The average homeowner is not equipped to adequately oversee a contractor's work. I've had so many clients come to me after a botched renovation because they didn't understand the contractor was taking short cuts and it cost them thousands more to fix. All time and money that would have been saved had they had a professional licensed architect working for them and protecting their interests. Classic Comfort, de nada. You're very welcome. I'll send you a private message here shortly. Thank you....See MoreLooking for recommendations to update this fireplace hearth and mantel
Comments (11)Is that still a wood burning fireplace or has it been converted to gas or electric? If it's still wood burning, your local code may limit what you can do to the surface (where I live, you can't change the surface material and keep it wood burning) and need to keep a fire screen and tile border. If it is gas, you'll have more options and endless possibilities if it is electric. If it's wood and you want to keep it wood, whitewash it, get a new mantle that matches the direction you want to go in and buy a new fire screen. I would do something with that tile boarder. If it's not wood burning, you can probably get rid of it. If it is wood burning or you don't want to change your flooring, a newer tile would probably look better. What style are you going for? That will really drive the recommendations. Depending on the style, you could get rid of the hearth and the mantle and the brick....See Morelooking for ideas/recommendations on how to update the space
Comments (11)Congratualtions! Really nice home! Here is what to do 1) Remove drapes and valance in kitchen ($0). Aesthetically, you don't need additional window treatments and looks like the area is private. So, likely you can leave them with nothing. If you find later you need light-blocking or privacy, shades can be added. 2) Put a counterheight table where the kitchen table is, but move to but up against tjhe wall where the buffet table is. Move chandelier to center over table. Updated chandelier. (You don't want an island here.....will look awkard with the peninsula). Also, finding the cabintry and countertop could prove to be impossible.). 3) Paint color on walls appears to be green. Once you have the furniture in, choose a lighter, more neutral wall color. 4) When you do decorate, don't make the mistake of placing a bunch of small items (like current owner). 5) Remove light in family room and replace with can light. QUESTION For family room, will there be a tv? If so, can you show more photos of the space? (Tv will be a little challenging in this room, but where they have it....shoved it the corner does not look good). Best would likely be on the long wall with sofa on the bay window wall. Good luck! 😀...See Moredani_m08
